Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I applied on June 18, and am hoping to close next week. A long time, but it wasn't their fault. They were waiting for employment verification, which my employer is notoriously difficult to deal with on things like that, and the HOA survey, which the HOA dawdled on.

To LD's credit, when they saw the loan wasn't going to close on time, they gave me a free 15 day rate lock extension. I'm good until Sep. 2, and barring a last minute disaster, I should be set by then.

For whatever reason, it looks like LoanDepot won't let me find her under "Please Find Your Loan Officer" under "Mortgage Loan Application." She IS licensed in my state per that list. Maybe she's not taking new applications?

I don't recall signing anything like this from WM. That said, I did switch within a month or so (went to underwriting on new loan in the first week of the month after I had made the first payment to WM) and it seemed to go ok... received the payoff statement and such promptly, no other fees/charges. The loan will fund next week...so we will see I guess. However, someone I know that also is at WM, asked his LO and was scared off by the LO who said it is not allowed for 6 months and such.

Is there any place that has matched Loan Cabin besides Better?

I had applied at Watermark HomeLoans, they were willing to match. However, they had an issue getting my credit score and I was afraid I wouldn't be able to lock so prior to them letting me know they would match, I told them I was going with LC.

I don't recall which state you are in but you can try Watermark HomeLoans if they are licensed in your state.

Edited to add:

Loan Depot told me they would match but I had to commit to them. In other-words, the LO said don't bother sending the LE to them if I'm not going to go with them. I made a decision to go with LC since they gave me that offer up front. I'm willing to wait and be patient since I have the lock and there are no delays coming from my end.

I'm closing with LenderFi this coming Tuesday. Reading through that Bogleheads thread, it looks like people are referencing a document called 'Intent to Retain Mortgage". I don't recall ever signing any document like that. I definitely would have noticed. Just went and double-checked all signed documents from initial to closing disclosures and confirmed I do not have any document like that. This is for CA btw.

CA has so many laws that they may not be able to do that there.

Lenderfi included the clawback in my initial disclosures, and I'm in CA. I walked when they wouldn't float down from 2.75%.

Has anyone actually completed a float down with Loan Cabin? Did you keep the exact same lender credits after the float down?

Before I stopped working with LC, my LO there stated that they only float down for .25% change or greater in rates.
