Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Wait, what was their reasoning saying that the provided Loan Estimate is Fraudulent? They simply need to say they cant match so not sure why get into this type of a discussion......


BTW, WaterMark kept stating that the max credit was $3500 a few weeks back so not sure if this is recent change? Its bizarre as more lenders will let you take higher % and provide higher Credits; WM was really bizarre in also stating that I cant use Credit for Prepaid; never heard that before as if its on J I get to keep it towards settlement including Prepaids and Escrows....

It is 30 minutes delays, I think for real-time pricing you'd have to pay. Otherwise there are real-time services you can try for free for 14-days. If you are just waiting to lock, you could sign up for 1 service and rotate through 2-4 services to get free real-time MBS rates for 1-2 months.

Hi guys, so Better.com said they can beat Loan Cabin by $100 but after reviewing their Loan Estimate it seems they tacked on a bunch of extra items (including an appraisal that I dont want) which were mostly negated by the Lender Credits. I'm still leaning towards Loan Cabin since their estimate is cleaner and not as jam packed with all these fees. Better.com is staying at 2.50% and won't match the 2.49% from Loan Cabin too...

My property taxes are due in November but I haven't received the bill yet, but it will be paid on time.

I see no reason not to go with LC unless you are in a hurry and can't wait for a month or two.

Yeah my thoughts exactly, I am not in a hurry. I can fine to complete the process in 30 to 45 days. My guy Bob at Loan Cabin didnt give a date but closing could occur as early as October or as late as November...

Same here -- my property taxes are due in November (but not delinquent until mid-December) and Better included the next installment as a prepaid, even though the County has not notified me of the amount owed yet. I'm curious how this is reconciled at closing if I'm not escrowing anything and don't yet know the amount of taxes that will be owed.

It must be a relatively new requirement because when I closed with better this time last year, they did not collect any property taxes as prepaids.

Anyone have any experience with this?

Nope, I don't have an AMEX card lol, just two VISA credit cards. I'm fine waiting for Loan Cabin as long as they come through and deliver.

If thats the case then yea you might get a better rate from other lenders listed here: WM, LD, LC etc.

Better is not the fastest but will close in a reasonable time but LC for sure is going to be crazy slow. Not an issue for most but if things change such as work/credit etc then it becomes an issue during final closing and final underwriting etc.

PS. I also listed another lender contact in my last page that you can contact to see what they have to offer (not a plug just a reference point as I am not using them right now as I am focusing on Better/Amex etc). 2 people were able to get the best off through them FYI.

I was in a similar situation with property tax due Nov. 1 but late in mid December, no escrow account. Better told me that if I close within 60 days of Nov 1, meaning after Sept 1, I would have to bring 6 months of property tax to close. The title company would then pay the tax bill.

However, since I closed last week, they removed the property tax from prepaids.

I am not sure how it would've been handled if we were to close after Sept 1. Our county does not release the amount due, nor takes payment, till October.

Good to know, thank you. I expect that I will close sometime in September, so within 60 days of the Nov. 1 due date, but I don't expect that the amount of taxes owed will be known on the closing date. Presumably it will be more than I paid last year, so if Better only collects what I owed last year (which is what is shown on my prepaids) and then the title company pays that amount, I guess I will need to make a second payment for the balance?

Better approved an Appraisal Waver for me without mentioning AMEX. I pointed out that no one else was requiring an appraisal (which was true). They had to do a hard credit check to get the approval. The fee is still listed on the LE, but there's a separate doc that you sign that states the appraisal fee will be refunded.

If you exclude the property tax, if Better is able to remove/refund the appraisal, then Better's deal nets your roughly $624 cash back over LC that you would apply towards the taxes. Your LC LE omits the tax but you know it'll somehow find its way onto it towards closing.

Better: D 1724 + E 362 + F 431 = 2507 - 2581 credit = -74 - 550 appraisal = -624
LC: D 1140 + E 395 + F 372 = 1907 - 1907 credit = 0

Now add your property taxes back on and see where you're at vs saving 0.01%
