Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

It looks like rates are back to the same level or even better than rates were early August on the UMBS 2.5:

which I would think means we get more lender credit than what we would have got in early August for picking a higher rate (like 3.0%) on the 30 year loan.

The UMBS 2.0 is still slightly lower (by about 0.30 ticks) which I would think means we are getting lower lender credit by 1/4% when picking the lowest 30 year rate (example 2.5%) as compared to what we saw in August:

Hoping to get some advice here or past experience...

LD is REALLY slow and now it is dragging to the final moments by not sending the title related docs to the title company I selected. I've been hounding them for the past 10 days and now I'm down to the wire with my rate lock expiring on 9/8.

I've nagged the LO, processor, the manager and the title company to move this along and now LD says they can all the docs sent before the rate lock expires.

I've already scheduled my notary to come to my home on 9/8 when my rate lock expires but is there anything else I can do at the moment? I'm shocked that these guys are putting this off till the last moment and am really pissed about it. Wondering this is standard across lenders in this environment (like LC, lenderfi, better, etc.)

To go down to the wire and have no visiblity until a business day before the lock expires? This is unacceptable to me.

I'm doing a cashout refinance in TX with under 80% LTV.

I don't have much to add, but LC seems to be slow etc. However they knew they were going to take a while and went with a 60 day lock. The plan is to close a day or two before the lock expires. I did get in writing from my LO that they will handle any expense of extending rate lock if needed (unless rates drop by then).

As a datapoint, we are currently waiting for a turn in underwriting. The loan status says in processing, but I'm thinking they are done and waiting for underwritings back log to clear. It went to processing on 8/28.

Yes & no. It truly depends which coupon an investor is pricing in. The higher the coupon, the less payout (lender credit) due to worries about prepay speeds (loans paying off sooner than expected). But you did a very nice job on your assessment!

I got
2.5%, $5.5k points
2.75%, $3.5k points, both with better, $2k closing
2.99%, 1k to close, from broker
3.5%, 1k to close, current lender (local CU)


I guess I am really suck at this...

Since the various steps take longer you can kinda stack them and as noted will have to update the underwriting if finishes early with the new loan information and get the payoff amounts and statements updated to he new loan.


This is all speculation but also the credit part is okay as all it requires is you closing the loan and so a subsequent refi shouldnt affect anything and isnt noted by anyone as such.

Just because the software is the same doesn't mean that it's all the same in terms of pricing, management, and where the loan is funded from.

Looks like Ally partnered with Better as well as invested in better but that doesn't mean the Ally online is the same as Better with a different look. Unless there is evidence otherwise I would assume they are separate in terms of rates and management.
