Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

This is a pervasively stronger report with the exception of the headline number itself. Notably, the higher participation rate and increase in the average workweek hours push back against some of the biggest criticisms of the post-covid trends. The suggestion is a much healthier labor market versus July (and economists' expectations).
The reaction is doing its best to challenge the notion that employment data is of little consequence to the bond market at present.

10yr yields are up 3.3 bps on the day at .671%. 2.0 UMB are down -3/32 (they were down -7/32 earlier)

I locked in on 9/2 and got a 30 year at 2.5%, however they are California only. Was not able to get a no cost due to my LTV % being too high so I have to pay A: 0.25% points which is about $900. I believe if my LTV% was about 50% I could have gotten a true no cost refi @ 2.5% for a 30 year. The rest of the lender credit covers B, C, E. I talk to someone from LD over the phone and was told they could beat it by $500, but haven't heard back. We'll see what happens at the end. Will try to negotiate more or even change lenders if someone can beat them. .

With that being said anyone know if rates are lower, higher, same from 9/2 in the AM? If it's lower I will continue to shop around

Most say that mean a/b/c and usually E. E is taxes/government fees which aren't tied to the loan, per se, but many will cover. My LD "no cost" refi covered it.

D is just the sum of A+B+C.

F/G is what most people take out of the equation because those are costs you'd pay even on your existing mortgage. Lenders hate to cover these because they're effectively helping you pay your existing costs. But I've had one refi with large enough credits it did cover some of F/G.

In my situation, in the same email that my lock was confirmed, I was told someone would reach out to me to sign e-disclosures and that after disclosures I should upload the following:


After I signed my e-disclosures, there wasn't any other task either. I actually emailed my LO to check on the status of my Loan and was asked if I had uploaded the documents. That's when I realized I can just upload them and did. Same day my LO reviewed and I assume my loan went into underwriting ( I was told it would take ~45 days in underwriting)
Finally Loan Cabin reached out today and got the 1.99% with lender credit to cover title and tax/transfer fees as well.True no cost no points mortgage.
Got an email now saying i will get another email in 3 business days with the portal info to upload all documents.

Let me know if ihat emal comes in 3 business days AFTER locking?

You'll get multiple emails. One from the loan processor explaining what will get and then one directly from the system that you sign e-disclosures and upload documents.

I actually got my email within 1 day, not 3 days but I guess they say 3 in case it varies.

  • That said I did clarify one other thing that others have asked that he does work with Radian Title so if you are comparing rates to keep that in mind that with a lender who doesnt work with them you'll save quite a bit with that partnership. LC/LD/WM Title Costs for me were almost $600 more in PA for a $230,000 loan.
  • I've also discussed for clarity what he anticipates as closing time and its on average 3-4 weeks. I dont want to speak on his behalf but assuming items are clean (Employment, LTV, etc) then that's a lot faster than LC and LenderFi etc. Keep in mind that if you pick your own Title company that the bulk of the delays are on that end as was the case with my situation.

That's interesting. I got an email from LC 4 days ago requesting the same info available in the loan application. I've sent them multiple emails after that but no response yet. How long did it take for you to get the LE after the email requesting the same info?

rhg84 - I'm surprised regarding home purchase. From the timelines I saw in this thread, I think if you push, they will get a purchase done within 1 month. There were two members that posted in the forum who closed on purchase (1 in about 3 weeks, the other in 1 month).

What is your timeline and did you ask them if they could meet your closing date on the purchase?

I don't want you to miss out on their rates if you are basing your skepticism on the timelines being posted for refinances.
