Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Great Title Company Recommendation over your standard Radian etc:


I was referred to a great Title Company/Agent by a fellow SD member (Zwitterion) and wanted to note that its been wonderful talking to them despite not directly working with them.


You will have to price your own title costs with them but to me they were very competitive. Biggest reason for me to reach out to them is that Radian who is my go to Title company has caused me quite a few bumps and if I wasn't versed in this whole process I'd loose days and weeks on top of what I already have.

Thanks I have now asked my Better LO to beat it and if he can do a 30 day closing. I heard Ally and Better partnered and I asked Ally (whom I bank with) last week where they are with closing. She told me it was a 45-60 day closing but maybe Better is quicker.

The drama continues let's see what happens. 😄

So, I got a Loan Estimate from Better.com immediately. Not clear why some folks are saying it takes a couple of weeks. Is that your experience with Better.com? I'll try Ally and LoanCabin next. The latter apparently takes a couple of weeks.

I'm pretty sure I have seen data points of Better matching loans over 500K. There doesn't seem to be any consistency in what they say or would do. You may want to lock the rate with better first and then ask the processing expert to PM other LEs.

Sent a LE from Better over to Ally to see if they can beat it (30 year, 2.625%, no cost). Ally said they can't match or beat it. Not sure if it's because the LE was from Better (with whom they are affiliated), or because they truly couldn't beat it. But it was worth a shot.

Better does not take weeks btw; its almost instant after you apply. You are confusing that time with Loan Cabin who is a hit or miss and "Could" take up to a few weeks. I've seen responses noting a sooner delivery but also the opposite and then when the LO calls you have to essentially "Lock" while on the phone to get the corrected number on a LE.

Hey Johny: Unless they asked you already for Credit Card to run Credit Report Fee they cant ask for it now after you intend to withdraw.


Based on your few posts it looks like you are getting a much better deal with LC and the risk is either closing in Oct or closing in Nov which to me shouldnt be an issue and I'd simply go ahead with LC unless WM can match (based on the history I dont think they will).

Thank you for the reply! That is good to hear I was thinking I am going to get a bill in the mail for services rendered thus far ....you can tell I haven't refi'd much lol.

I am heavily leaning on withdrawing my app/rate lock from WM now. WM said they can float me down to match LC 2.625% but that extra lenders credit from LC to bring my cash to borrower up an extra $2,000 they won't be able to do.

I also submitted the LC LE to ally/better to see if they could match it and close within 30 days.

How long did you have to wait for your LE from LoanCabin?

I just got my better.com LE immediately.

And curous - did you try any other places? Anyone else come close to LC or Better rates? Tryign to determine if I should bother. I was planning on getting quotes from LC, Better, and Ally only.

Here is what I gathered from everything I've tried:

Loan Cabin best rates/credits for me but took awhile to get an LE. Maybe 1 week or 1.5 weeks but that seems to be a lot quicker then most from what I gather. I am in California and someone said they have more LOs working in California? Also will be a 60 day closing.

Ally/better - crap rates initially for me but will match LEs.

Watermark - offered me a great rate to start the best for my situation BEFORE I heard from LC. I am actually in lock with them now. I did not mention Slickdeals tho I read they don't like us here.

Lenderfi good rate for me but doesn't do cash out refi that I need.

Loan Depot - crap rate but will match LEs.


I plan to refi in 6 months to a rate and term refi and LC and watermark are the 2 on top of my list. I then plan to take the LEs to better, ally, etc to match and go from there. This is for my cash out scenario tho YMMV

In my experience, better did not provide very good rates from the start. Only after providing a competing LE, were the rates/credits good. Maybe if you authorize the hard pull in tasks, the initial rates would improve? I think I only authorized that after providing the competing LE.
