Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Yes, you are right on all counts.

You have to be less than 60% LTV to get their best rates. Their website is still advertising 2.5% if you meet certain criteria. Not sure if that's limited to CA as they do operate in a few other states.

They have some sort of special negotiated deal with their title provider (I don't think it's a company that works directly with individuals).

I applied to LC a week ago and did not hear back. I decided to reach out to a local office of LC and they responded! Following is what they offered me for a ~400,000 LTV at just under 70%.

2.125% on the 15 year fixed
2.5% on the 20 year fixed
and 2.625% on the 30 year fixed

They noted, via e-mail. that "these are all zero points and no lender fee options"

I would appreciate feedback on these offers as I am not well versed in the refinance world. Thanks!

I Googled them and there is an office one county over from where I live. I called, left a message this morning, and within an hour I received an e-mail. I have been e-mailing them back and forth since this morning. PM me if you need more info. What do you think of the rates?

You should have received an LE along with your rate sheet for one of the rates listed in the rate sheet. You should look at your closing costs from A to J and your out of pocket expenses and compare the numbers with your current loan. I can't comment as I don't have any context on your current loan. 2.125% is good rate for 15 year fixed but keep in mind that's not zero cost if there's no lender credit. I encourage you to read the first and last 5 pages of this thread to gain some knowledge in mortgages and catch up with current market conditions.

Thanks. I emailed and asked if it was APR or rate, and the answer was rates. I was promised a LE "soon". My current loan is 3.375 APR and I am on my 24th year of a 30 year loan.

That must be a typo. Impossible to be on year 24 of a 30 and still owe $400k and have an LTV of 70%

Opinions on these LC offers would be awesome:

Currently I have a 2.99% 15 year loan.

Offers:
Loan amount $435k, 51% LTV after refi
2.625% 30 year $100k cash out refi
ABCE = $1,537
Lender credits = $3,000

2.75% 30 year $100k cash out refi
ABCE = $1,537
Lender credits = $5,876


Plan was originally 2.625% then refi in 6 months to a rate and term. Didn't know until today a 2.75% offer existed on my rate sheet. Not sure which to go with now. If I do the 2.75% that big credit can essentially pay for my next installment of prop taxes due in December.

If I lock 15 year rate with Loan Cabin, can I switch to a 30 year rate later, after approval from underwriting? The monthly payment will be less for 30 year term, so if I get approved for a 15 year term, I should get approved for 30 year term too (in theory).
Today 15 year has better rate. I am okay with today's 30 year rate too, but to lock it for 60 days I need to pay 3300 extra on that rate. So, I am trying to find a way to avoid this. 3300 if the rates stay same for next 45-60 days.

Owning has the below rate today for Loan Amounts Up To $510,400. I haven't seen it this low before. Not sure how they are lowering rates today as all other lenders are raising!

Good catch! Yes, there is a typo - thanks for catching it. All numbers are rounded: Original loan amount was 407,000; APR of 3.375; loan closed in 2013 (so it has been 7 years); as of my last statement I owe 339,000 on my current loan. I estimate that the house is worth 570,000. So, the LTV is just under 70%

Yes, when you lock you lock all the rates for all products on that day. Even though you get to choose a different product and rate effective on that day, you don't know how other fees and credits change according to the product change as you don't have a detailed LE for that product. You may be able to request LEs for both products, choose one now, switch to the other later and use the LE as your proof to keep the lender in check.

Is the extra $2,876 in lender credit worth the difference in interest that you might save over time (depends on how long you stay in the home).

Principal Balance after 66 months @ 2.625% = $378,575.69
Principal Balance after 66 months @ 2.75% = $379,564.41 (Difference of $988.72)
Interest saved after 66 months = 28.67*66 = $1,892.22

$988.72 + $ 1892.22 = $2,880.94 (This covers the extra lender credit at 2.75%)

For me, even with equity, 5 year break-even is a long time. I'd probably take the cash and go with 2.75%.
