Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

From what I've observed, yes, apply to as many lenders as you can. You have a 2 week period where all the credit pulls that deal with a mortgage will only count as 1, so get going. Take the best offer and ask the other lenders to beat it. Better.com first offer is usually bad, so don't count them out unless they tell you they can't beat an offer, same goes for the other lenders. I'm sure if I said something incorrectly someone will chime in and correct it. The end. Peace

My current servicer is LoanDepot. Has anyone ever refinanced with their own servicer? Is that a thing? Does that save any money/paperwork? Seems like it should. Thanks.

For people who locked with multiple lenders then withdraw, have you had any issues reapplying to the withdrawn lenders later on such as Better, LenderFI or LoanDepot? Will they still work with you again or just give you the worst rates and hope you go away? Saw some comments that said LF won't and people not wanting to burn bridges over a small credit differences.

Loan depot has some lifetime guarantee advertised on their website. It says they waive their lender fees on a refinance with them. So I would say, yes they'll probably work with you. That being said, you will probably still want to shop around just to be certain there aren't better offers out there.

Has anyone ever used this lifetime guarantee and did it actually help get a good rate off the bat?

Edit: just read fine print on the page and it says cant be used within 12 months of issued date

As has been pointed out by Shah and Phool, they are one of the few who publicly advertise rates that are pretty much what you get when you apply. Now they are not the lowest for sure...far from it. But one reason I keep going back to their rates page on a daily basis is their rates are not affected by "pipeline": in other words they do not increase or decrease rates just because too many or too few are applying. Their rate almost always tied directly to UMBS (the mortgage bond market) performance with a lag of 2 to 3 hours or less. If UMBS goes up their rates go down and vice versa. Loan cabin published rates are also similar though they take 2 to 3 days at times to sync up with UMBS.

Yes, but they can't write a check for more than $2000. Otherwise I think it's deemed a cash out.

So about $1300 went toward closing costs and prepaids (my prepaids were basically zero). Then they reduced my loan amount by $1800 to avoid having to write a check that was too large. Essentially this was a principal reduction. And that left $1900 that I got as a check.

I see. Just so I understand. After closing cost. Let's say I have a remaining balance of 2500. They will put about 600 to do a loan reduction and the write a check for $1900. Is that correct?

Yes. In my case working with Better, they even gave me some flexibility in terms of how much I wanted to go toward loan amount reduction versus get as a check. So if I wanted to get back a smaller check I could have asked them to reduce the loan amount further.

I see. As long it's $2000 or less. I'm doing no escrow. But glad to know I can do a loan reduction. I didn't know if the lender credit disappear if it's unused. I haven't locked yet.

I had LD and approached them when I was shopping. They did offer a no fee LE based on the lifetime guarantee, but it didn't meet the other offers I got. The guy I was working with stopped short of calling me a liar when I quoted him the other LE so I stopped working with them. There's plenty of other vendors out there, you may have a better experience than I did.

Has anyone closed a mortgage with Interactive Mortgage recently, or gotten to the end of rate lock unclosed? If so, did they honor their original terms or add new fees? After reading their reviews and asking a loan officer a few questions, I am afraid they might play games. They offer a 30-day rate lock which they started when I applied (I didn't ask for a lock). The LO freely admits they cannot close in 30 days (few can right now) and I am concerned they'll come fishing for money once that period expires..

That is a good question. I have been telling people about IM, but I do not have personal experience going through the full process with them. I saw the positive Yelp reviews (which seem to be legitimate based on Fakespot), but there are some bad reviews as well.

I agree that a 30-day lock seems too short, as I believe they said that they are taking 45 days to close. Contrast that with LC, who only offer a 60-day lock as they know it will take them that long. I will try to ask this question of my contact and update here if I get any additional info.

Hi, it's been about a week since I applied to Loan Cabin. Is there any way to contact them to check status and ETA? What's been your experience.

Its the last quote I'm waiting for. I immediately got LEs from Better, Ally, LenderFI, Loan Depot.

Problem with Provident is that they charge a hefty Org Fee so the credit is lost on that and to top it off they charge a stupid Appraisal Waiver Fee of 0.25% which is huge and is simply lining their pocket. Either that or you pay for appraisal which used to be $450ish and is now $600-$800.
