Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Regarding my LC refinance. Today, I received a notification that it went into underwriting (surprised as I thought it was in underwriting around 8/11).
However, then I received another email from my current lender that a payoff statement was requested.

Looks like things are moving. For those current LC refinance timelines, this is my scenario:

7/24 - Applied Online
7/29 - Emailed [email protected] in late evening to ask for update
7/30 - Received Email from Loan Officer and 30-year quote (2.5% $2500 credit) (agreed immediately)
7/31 - Received Draft LE. Replied back to lock and move ahead
8/3 - Received Lock Confirmation Email
8/4 - Provided my own Title Company
8/5 - Provided a new Title Company & Completed all e-disclosures
8/5-8/10 - Twiddle my thumbs waiting for an update
8/10 - Contacted Loan Officer and found out I could just upload docs. Uploaded everything (could have done it on 8/5)
8/10-9/4 - More twiddling thumbs
9/4 - Got email from LC that Loan is in Underwriting
9/4 - Got email from my current lender that payoff statement has been requested.

I'm being patient, but I think things are looking good! *cross my fingers*

I'm sure it'll probably piss off the loan officer at Loan Depot but I'm not legally obliged to move forward with them right?

I locked on 8/6, though I think rates this week have been close to what they were then. I don't recall what Ally's par rate was at the time, but it was definitely higher than the rate I locked and expect to close at next week. My rate and pricing too some negotiation following applications and LEs from other lenders. Also, my loan is high balance.

Thanks for the update. Samantha's last e-mail to me said that "Loan is queued for review from underwriting." My system showed in processing on 8/28, so here's hoping they are moving along.

yea they said they would match/beat offers. So i will attempt to get a couple LEs and see what happens, but i want to wait a bit for rates to go down a bit more.

Of course you can walk away right now I have better and loan depot in underwriting, actually I believe better has finished the underwriting part but I'm having huge issues with better messing up my escrow amount so I might still go with loan depot if they don't get that figured out.

So did they extend your rate lock? What's the difference between closing disclosure and pre-closing disclosure?

My rate lock with LenderFi has expired and I'm still in underwriting. They came back for more information one time. They said they'll extend the rate lock since it's their delay. The lock I've gotten is no longer attainable easily (super conforming, 2.5%, 75% LTV, no escrow). If in the best case I get a closing disclosure on the 8th, I'll probably be weeks out from actually funding. Anybody else in this situation? Does LenderFi honor their commitments if you locked a lower rate that's no longer available?

Have a different question for you rate experts regarding the servicing of the loans post close.
ie posting payments & specifically posting extra payments towards principal.

Any worries about the servicing from some of these low rate outfits?

Anyone have any info on the servicing for TheMoneyStore?

I have an offer for a Refi @ 2.625% 30Y with all costs covered but need to show up with escrow at closing.

TheMoneySource is what Better uses; unless I am mistaken its just them.


They are all equally bad is what Id start out stating Smilie. If you plan on making payments I would wait until your first payment is due as they might sell your loan in between and then you'll be chasing where that payment landed for weeks on out as others have noted already.


If you dont want to show up with funds you could easily roll that in at these low rates and invest the funds on your own to see if you can make more than 2.625% on it. If not; whats else is the question about or concern?


Better messed up my Refi and accounted for 3 escrows while I only have 2 and in essence doubled 1 of my taxes the day of closing. I closed as that would have caused a lot more delays but its still not fixed but as I am doing Refi2 it was an okay risk for me.

The Money STORE not TheMoneySource.
They have been good to deal with from a loan officer & paper work POV.


The worry is exactly what you cited: double billing, escrows, applying proper loan payments, tracing loan payments etc.
